Updated Model Home Policy - May 4, 2020

Allan Builders, LLC is firmly committed to helping protect the health and safety of our customers, suppliers, and employees. We are closely monitoring the changing situation, and complying with the precautions and guidelines provided by the Metropolitan Builders Association, who has been working with the DHS regarding current and changing policies and procedures.

Updated Model Home Policy

Our model homes are open Saturdays & Sundays from noon – 4 pm, or by appointment.

We respectfully ask that you observe social distancing guidelines while visiting our model homes, by allowing at least six feet of space between each person. Furthermore, please review the social distancing guidelines and health questionnaire posted onsite at the model home you are visiting prior to entering to limit the risk of potential exposure/transmission to the COVID-19 virus.

To continue serving our clients and respecting their level of comfort, the Allan Builders team will continue to offer private showings at any of our model homes. Appointments are available seven days a week, between the hours of 9 am and 9 pm (with the exception of regular model hours: Saturdays & Sundays, from noon to 4 pm.). Allan Builders will also be accepting appointments for virtual meetings.

Employee Health Measures

• We are limiting office staff to no more than 5 individuals at a time. Many of our employees have the ability to work remotely, and have been doing so since the start of the Governor’s "Stay At Home" order
• Our employees are staying at home if they are feeling sick, running a fever, or are uncomfortable about coming into the office
• Our team is taking advantage of virtual meetings and phone calls, when possible, to limit personal interaction
• We are practicing social distancing in our model homes, building sites and offices
• Sanitizing surfaces and tools, and avoiding the sharing of tools is a priority, as well as regular hand washing (for at least 20 seconds), or hand sanitizing when washing is not an option

### A Letter to our Customers - March 24, 2020

Building the American dream has been the core of our company’s mission for the last 17 years. We take great pride in the outstanding craftsmanship of our homes and in the excellent customer experience we work to provide every day.

As you have likely heard, the Wisconsin “Safer at Home” order has been officially released by the Governor’s office. It prohibits all non-essential travel for Wisconsin residents, effective at 8:00 am on Wednesday, March 25, 2020 and will remain in effect until 8:00 am Friday, April 24, 2020, or until a superseding order is issued. We have been closely monitoring the order, along with the Wisconsin Builders Association, who is advocating for our industry. As we anticipated, “Housing Construction” has been classified as part of the Essential Infrastructure, which allows The Victory Companies to continue operations as normally as we can.

In an effort to be a good corporate citizen, we have already taken several precautionary measures to help prevent the spread of the virus. Given concerns associated with COVID-19, we want you to know that we have instituted the following safety practices to better protect the health of our homebuyers and employees:

Model Homes:
Our model homes are now open for tours by appointment only. Appointments can be made seven days a week, between the hours of 9 am and 9 pm. We ask that you keep your group to no more than four individuals and stay the suggested six (6) feet from another individual while in a model home in order to mitigate the risk of potential exposure/transmission.

Our model homes are being cleaned and sanitized routinely. Sales consultants are also conducting supplemental cleanings throughout the day, including between each appointment, and hand sanitizer is available at each site.

Sales and Selection Meetings:
All meetings will also be available by appointment only. All offices and models have been designated “no handshake zones”, but you will be greeted with a warm hello and a friendly smile.

In addition we are offering virtual or phone appointments using Facetime, Skype, WhatsApp, Zoom, etc. Please call ahead to schedule your appointment.

We are currently working with several of our key partners to propose a plan to coordinate selections. We will keep you updated on an individual basis for your project.

Victory Companies Offices:
We are working to limit the number of office personnel to five or less people at any given time. Many of our team members are already telecommuting from home and have full access to necessary files. They will communicate via phone, email or video conference whenever possible, and will be available daily during regular business hours.

Furthermore, we instituted company-wide guidelines last week to prevent the spread of the virus, including staying at home if we are sick or have been exposed to anyone who is sick, using proper hygiene for coughs and sneezes, proper and frequent hand washing (hand sanitizer is also located throughout the office), and refraining from touching our faces.

We are also pleased to tell you that most of our trusted financial partners, suppliers and trades professionals remain operational and are fully committed to delivering the best service to our customers. Milwaukee area homebuilding posts best year since the Great Recession

Home construction in the metro Milwaukee area enjoyed its best year in 2018 since the Great Recession, fueled by a strong economy and slimmer pickings in the used-home market.

Permits to build new homes in Milwaukee, Ozaukee, Washington and Waukesha counties totaled 1,488 last year, up 3.5 percent from 1,437 in 2017, data from MTD Marketing Services of Wisconsin Inc. shows.

Although single-family homes and duplexes didn’t go up at the rapid pace of the early 2000s, it was the best showing since 1,683 building permits were issued in the four counties in 2007.

Oconomowoc recorded the most permits for new homes with 95, up from 63 in 2017. Among other popular spots for new home construction last year were Menomonee Falls, Waukesha, New Berlin, Mequon, Summit and Sussex, according to MTD.

“There’s more and more new developments and subdivisions going up because developers’ confidence is there because of the economic conditions,” said David Roembke, vice president of sales and co-owner of Germantown-based The Victory Companies, which is the parent company of Victory Homes of Wisconsin and Allan Builders. “There’s more opportunity and options for people to build in places that you haven’t seen in the past.”

Affordability, skilled labor become issues

The average value of homes for which permits were issued in the four-county metro area was $381,559, MTD’s report indicates. That was up 3 percent from $370,405 in 2017. The average size of new homes was 2,894 square feet.

The price of new homes has been driven up by the costs of labor, lumber and lots, making it economically challenging to build houses in the in-demand $300,000 or less market, builders say. Many of the new homes that went up in suburban Milwaukee in 2018 cost at least $400,000.

The cost of lumber has stabilized, Roembke said, but skilled labor has been hard to find. Many experienced tradespeople permanently left the home construction business during the housing crisis that was part of the Great Recession.

“Labor, because of supply and demand, these guys are getting top dollar now in the trades, as they should,” Roembke said. “They are good at what they do, and in order to keep them busy and keep them working for you as a builder, you pay them. You keep it in line, but the costs have gone up significantly.”

Roembke, whose company mostly constructs high-end houses, said when home shoppers can’t find exactly what they want in the existing market and weigh the costs of buying a used house and renovating it, more of them have been choosing to build new instead.

“I think the existing (home) market is just not offering enough benefit and features for the value,” he said. “So we see a lot of people choosing therefore to build.”

Roembke said he thinks homebuilding will grow further in 2019.

Roembke, a member of the Metropolitan Builders Association, said the organization’s recent annual Home Building & Remodeling Show at State Fair Park in West Allis was a big success, which bodes well for the new year. The show generated more leads than normal, he said.

“When you have people coming to you with lots and looking for builders, those are good signs — those are really good signs,” Roembke said.

The Metropolitan Builders Association (MBA) 2017 Spring Tour, opens this Saturday and runs from April 22 – May 7. Locations are open each weekend from noon to 4 p.m. This FREE regional-site tour will feature model homes and condominiums, lots, and remodeling projects (open only on May 6-7).

The MBA Spring Tour kicks off the building season, and connects consumers with the area’s leading residential building contractors. The three-weekend event draws thousands of visitors from all over Wisconsin. As the only extended open house of its type in the state, the Spring Tour offers a unique opportunity to view a variety of projects and help consumers begin planning for the home of their dreams.

Business is Up 30% this Spring

Local home builders are lining up more work for 2013 than they could last year, bringing optimism that the market is healthy again, but also a set of new challenges created by the demand.

John Stoker, president of The Victory Companies, Menomonee Falls, said he has 30 percent more projects set for 2013 than in April 2012. One reason for the increased business is existing homeowners are not as concerned about selling their house when planning to build a new one, he said.

"We're looking at our crews to make sure we've got enough guys to build," Stoker said. "We've added one staff person and are looking to hire another one."

MENOMONEE FALLS, WI (January 28, 2013) Allan Builders, LLC, a division of The Victory Companies, is proud to announce that their staff members volunteered for a shift at the Milwaukee Hunger Task Force, packing stock boxes for low income seniors last week. A group of 17 volunteers, including two of the the company's owners worked together to pack 640 basic needs boxes.

Each box contains 16-17 items which Hunger Task Force provides to over 9000 seniors a month. The group from The Victory Companies was able to produce 16 pallets of these lifeline boxes during their three hour shift.

"Volunteering really helped to reinforce the importance of our Help Fight Hunger Campaign," said Daryl Prusow, co-owner of Allan Builders. "It was a great team building experience, and it really gave our staff some personal perspective on how hunger really effects pople that live right here in our community. It's amazing to hear how many people are affected, how personal the struggle is, and how much simple things like the three hours we spent can make a difference."
